Ras Al Khaimah has been growing along its coastline, and coastal development places a particular set of demands on concrete structures. The development pattern is visible in the emirate's major projects. Al Marjan Island is a set of man-made islands carrying resort and residential development. Mina Al Arab and Al Hamra are waterfront communities combining residential, hospitality and leisure. Al Nakheel remains the established central district. What most of this has in common is that it sits close to the sea, frequently on reclaimed or engineered ground, and is often built for hospitality and residential use where large clear spans matter.

Hospitality construction in particular pushes toward post-tensioning. Hotel and resort buildings want column-free ballrooms, lobbies and function spaces at ground and podium level, with guest rooms or apartments stacked above. That is the same transfer problem that occurs above parking, in a more demanding form, because the spans below are frequently longer.

There is a second reason, and on this coastline it may be the more important one. Post-tensioning is a durability decision as much as a structural one. A properly executed post-tensioned slab is held in compression, which keeps cracks closed. Closed cracks admit far less moisture and chloride than open ones, and in a marine environment the rate at which chlorides reach the reinforcement is the single largest factor in how long the structure lasts. Post-tensioning done well is therefore a genuine durability advantage here. Post-tensioning done badly, with voids left in the ducts, is the opposite, because it places high-tensile steel in a sealed cavity in the most corrosive environment available. That is not an argument against post-tensioning on the coast. It is an argument for taking the grouting stage extremely seriously.

Chlorides are the governing durability threat

Sea air carries chloride, chloride reaches steel through concrete over time, and chloride is what initiates corrosion in reinforcement and prestressing strand alike. Every durability decision on a coastal structure traces back to slowing that process down.

Grouting stops being a finishing task

In an inland building, an incompletely grouted duct is a serious latent defect. On the coast it is worse, because the void sits in the most aggressive exposure environment the country offers. Venting discipline, a stable grout mix, continuous injection and confirmed discharge at the far vent are the difference between a fifty-year structure and a costly investigation in fifteen.

Cover and detailing carry more weight

The concrete cover over reinforcement and the detailing at anchorage zones matter everywhere. In marine exposure they matter more, because the anchorage is a discontinuity at the slab edge, which is precisely where wind-driven salt spray arrives.

Material storage on site is a real risk

Strand and anchors are steel. Left uncovered on a coastal deck for a fortnight before installation, they begin corroding before they are ever stressed. We advise on protection because we are usually the ones installing what was delivered.

Resort and hotel buildings put long-span public spaces beneath stacked accommodation. The transfer structures that resolve this are high-force elements deserving serious design attention rather than a standardised approach.
