Premium Post Tension Concrete Works is a post tension company in Ajman, and Ajman is not a market we travel to. It is where our office is, where our company was registered, and where the four projects we describe publicly were built.

Why Does So Much of Ajman's New Building Stock Suit Post-Tensioning?

Most of what goes up in Ajman is mid-rise residential on a fixed plot, and that building type is where post-tensioning most often pays for itself.

Fixed plots, mid-rise blocks. Every square metre of the plot has to work.

A developer with a plot of a set size wants as many usable square metres on it as the permitted height allows. A post-tensioned flat slab spans further than a reinforced concrete slab of the same depth, without downstand beams. Fewer columns free up apartment layouts, a flat soffit gives better clear height, and a thinner slab on every floor either buys headroom or keeps the building inside its height envelope.

Our own work shows the pattern. In Al Yasmeen, the buildings we post-tensioned were ground plus mezzanine plus four floors plus roof, a type now common in that part of the emirate. In Al Jurf, the larger of our two buildings put two parking levels under eight residential floors. Parking wants an open column grid; apartments want columns where the layout puts them. Where the two disagree, loads have to be transferred, and a transfer condition is one of the clearest cases for post-tensioning.

The emphasis shifts by district. In densely built central areas such as Al Nuaimiya, plots are tightly packed, so redevelopment goes up rather than out and floor depth counts. The high-rise residential cluster at Emirates City, near Emirates Road, brings repetitive tower floor plates where small savings per slab multiply. On the coast, waterfront development such as Al Zorah raises the durability question every post-tensioned structure near the sea has to answer: chloride exposure, and whether the tendons are fully grouted.

None of this makes post-tensioning automatic. A small building with short spans can be well served by conventional reinforced concrete, and we will say so when that is the case.

The lower floors decide the design

On a typical Ajman residential building the upper floors repeat and are rarely the hard part. The ground floor, mezzanine and any parking levels are where spans lengthen and column grids change. On our projects, the thicker slabs in the 220mm to 280mm range sat where the structure was doing something difficult.

Margin has to be designed out

Ajman developers compare quotations closely. Competing honestly means a lean design that still clears deflection and punching shear, priced from quantities taken off the drawings. A floor-area estimate is wrong in one direction or the other, because steel follows spans, loads and deflection limits, not square metres.

Consultant review and approval come first

Structural drawings for an Ajman building go through the consultant and on to Ajman Municipality for approval before construction proceeds, with the consultant on record managing that process. Our part is to supply post-tensioning drawings and calculations in the form the consultant needs, and to answer comments directly.

Short floor cycles need stressing to keep pace

Stressing cannot start until cube results confirm the concrete has reached strength, so the skill is having the crew and the jack ready the day the results come back. Being based inside the emirate makes that far easier.

Coastal exposure still applies

Long-term durability here depends on complete grouting. A void in a duct is invisible once the work is done, which is why grout volumes and test results belong in the handover file.

Two adjacent plots in the Eastern Sector, each a G+M+4+R residential building, each carrying roughly 4,200 to 4,300 square metres of post-tensioned slab. Both were designed, installed, stressed and grouted by the same team, which is what allowed the second building to follow the first without relearning anything about the client's requirements or the consultant's preferences.

A G+4+R block and an 11-level tower in Al Jurf.

In the Northern Sector we delivered a G+4+R residential building of roughly 3,570 square metres, and separately an 11-level structure of about 9,340 square metres built as G+2P+8T+R, with two dedicated parking floors. Parking levels change the design conversation considerably, because the loading pattern and the column grid a car park needs are not the ones a residential floor plate wants.

Across all of this work our post-tensioned slabs have run between 220mm and 280mm thick, with steel ratios between 55 and 80 kg per cubic metre. Those are not marketing numbers.
